A buyer’s agent is a fairly new concept. But why? All property sellers hire an agent to promote and sell on their behalf. Without one, buyers are at a disadvantage before they even begin. Eldron are here to change that. Here are some reasons why you need a Buyer’s Agent when purchasing property.

The property market can differ from town to town and even street to street. A Buyer’s Agent understands the local market and will use this information to guide you accordingly. This knowledge is vital in choosing the right house in the right area for you and proves its worth when it comes to negotiating the right price on a property that you love.

They also have connections with lots of local Estate Agencies that will give them an early heads-up on properties coming on to market, give insights into similar properties on the market at any time, and knowledge of private, off-market properties that not everyone will have access to.

They are solely there to help you find a property that will suit all of your needs, with no agenda. You can trust your agent will do everything in their power to find you your ideal home. An agent will get you the best possible price for your property. They will conduct market research and examine comparables to ensure that you are not overpaying for a property and advise you through the whole process. 

There are many other smaller negotiations throughout the house-buying process. An agent will handle all the ‘tough talks’ for you and keep the transaction moving along and in keeping with scheduled timings.

5. Time-Saving

Moving house can be stressful enough, but a Buyer’s Agent does all the hard work for you. You don’t need to spend hours searching through online property search engines trying to find the right property. An agent will do all this and provide you with a shortlist of potentials. With busy work and family schedules it can be difficult to find time for viewings. The agent will book and attend viewings to as many properties as you wish and feedback all relevant information in short, condensed form. 

An agent deals directly with the selling agents with questions, queries, and negotiations. They will navigate any hazards that may occur before contract completion with solicitors, taking the stress away from you and allowing you to get on with your life.
